China’s Homeownership Surge Hits Nearly 96%, Redefining Global Housing Trends

China has emerged as one of the world’s leading nations in homeownership, with nearly 96 per cent of its population now owning their homes—an extraordinary figure in a country of over 1.4 billion people.

The milestone marks a dramatic transformation from just three decades ago, when the majority of urban residents lived in state-owned rental housing. A major policy shift in 1998, which ended welfare housing and accelerated privatization, is widely credited with driving this change. The reform effectively converted millions of renters into homeowners within a relatively short period.

Studies published in academic literature indicate that China achieved this transition in less than two decades. Current estimates show that over 90 per cent of households own homes nationwide, including about 87 per cent in urban areas and up to 96 per cent in rural communities.

This contrasts sharply with countries like the United States, where homeownership rates hover around 65 per cent, highlighting the scale and uniqueness of China’s housing model.

Experts note that beyond providing shelter, homeownership in China carries deep cultural and economic significance. For many families, owning a home represents financial stability, social status, and long-term security.

Researchers, including those cited in the Housing Studies Journal, attribute the surge to a combination of government policy, rapid urbanisation, and strong cultural emphasis on property ownership.

The development continues to shape global conversations around housing, wealth distribution, and economic planning, challenging conventional assumptions about prosperity and access to property in large, fast-growing economies.
